Location: West Volusia County - Deltona, DeBary, Orange City, Lake Helen, Osteen, Deland, Enterprise; Seminole County - Sanford, Lake Mary

Real Estate Service: Work with Sellers and Buyers.

Property Management Service:  Market property for rent using the following strategies; current rental list available; placing “FOR RENT” sign at property; advertising in classified local media and internet sites; posting property info with color photo’s on the internet; and (6) cooperate with other brokers through referrals.

 

Management: Provide 7-day a week phone service to ensure around the clock service for your property and tenants.  On-site visitations of each unit as necessary to ensure tenants comply with the terms of the rental agreement.

 

Tenant(s) Screening: Tenant(s) are required to submit a rental application and copy of driver’s license. The tenant(s) credit history is obtained from Simple Screening, Inc., tenant(s) past and present landlord histories verified and verify current employment.

 

Rent Collection: Rents are deposited in trust account and security/pet deposits placed in escrow account in accordance with Florida Statutes.  If rent payment is not received by due date and tenant(s) have not contacted me to make arrangements then a 3-day notice will be served to tenant for past due rent plus a $50.00 late fee and $5.00 for each day late. Eviction fee is $150.00 plus court costs to do a non contested eviction. If tenant contests eviction then an attorney must be retained at owner’s expense.

 

Maintenance: Properties are inspected prior to tenant move in dates. Property condition report must be filled out by tenant when property is occupied.  Property condition report is used upon tenant vacating property to determine if tenant has damaged property above and beyond normal wear and tear.  All vendors that do subcontracting or repairs at the lowest possible rate for our company are licensed and insured or bonded.  Discounts are passed through to owner with no "add on".

 

Full Management Fee: (1) furnished or unfurnished, the fee will be 15% of gross rents received per month when the property is occupied.  OR (2) furnished or unfurnished, the fee will be 50% of gross first months rent then 10% of gross second months rent and every month thereafter of rents received per month when the property is occupied.

 

Tenant Placement Fee:         1. 60% of the first months rent for finding a tenant

                                                2. 1 months rent if property needs to be brought to rentable condition

 
Computerized Accounting: Owner’s are provided with monthly income and expense reports, copies of any expenses on property, lease renewals and rent increases, handling of taxes on short term rentals, and year end financial reports.  All escrow monies deposited into a non interest bearing escrow account.
